Rentometer works well. Also check with Realtor, or Craigslist to see what other local ones are going for.

Hey, is anybody able to recommend an investor friendly accountant near the Appleton WI area. Looking for someone to do taxes, and help with future tax planning/strategies. Thanks to anyone who is able to help!

Good job, especially since it was your first flip, and a big project. Should only get easier from here, keep up the good work 

I've dealt with larger leaks in the same situation. Its never fun. 

From the picture yours doesn't look too bad. Just make sure whatever caused the leak is 100% fixed. Many times the whole drain assembly under the bath tub has failed/leaks. 

If no more leaks, and the ceiling drywall is solid, and not spongy, weak, or wet feeling I would just prime with oil stain blocking primer and repaint. The smell of the oil primer will not last very long, and it will do a much better job than water based.

On a shared wall, I have added a second layer of 5/8" quiet rock drywall to the existing drywall, along with Greenglue soundproofing compound in between the two sheets. 

I noticed an improvement, it was not perfectly soundproof when done, but for sure much better. 

Probably the easiest, least invasive way to improve it.
