How do I learn how much a place could rent for in my area?

I am looking into buying either a single family or small multifamily rental property to cash flow, but I don't know where to begin when it comes to what, for example, a small 3 bedroom, 2 bath single family home would rent for in my area. I have been trying to just look at listings for rent and compare deals I find to those and analyze them using what those landlords are charging, but I was wondering if maybe there is a site or platform I can use to educate myself so I can make realistic estimates on deals I analyze.
