Hello fellow BP investors! I am looking for an accountant and an attorney that deal with Canadians investing in the US. I am trying to decide whether I should put my first 1 or 2 properties down here in my own name or into an LLC. As well as a few more legal and tax questions. I'm looking for answers on how to not get double taxed in both Canada and the USA. If anyone has gone through this and has some advice to share or an accountant and attorney to talk to that would be much appreciated! Thanks to all of you in advance.

I would be interested to know any meetups in Winnipeg as well!  I live outside of Winnipeg, but would be willing to travel for meetups. As far as Canadian investor podcasts, I really like the Your Life Your Terms Show, I listen to that podcast a lot, as well as the Bigger Pockets Podcast, although I know it's not Canadian.

I am currently going to college, and don't have a ton of money to be spending on subscriptions. Im looking at investing in real estate on the side while going to school. Is the pro membership worth it while going to school full time? Would appreciate any feedback on what people find useful about the pro membership.

Hey Jefferson, this situation looks all too familiar. I'm 20, have gone through all the hassle you're about to go through. Right from the beginning, I will say, you can most likely find a lender that will lend to you. Will it be a prime rate? Likely not as they are taking more risk on you than they would with someone with a longer credit history. It is possible, and let me tell you I haven't found one for myself yet! But don't let that get you discouraged, start by talking to a possible partner, someone who will qualify for a loan, family member, friend, possible business partner etc. If you are able to get your parents on board with this you can also ask them to co-sign for you, which I was in fact fortunate enough to do. Thanks, @Basit Siddiqi. Do you know what the rules and tax implications are for a non-resident? Is it as easy as just reporting that on a tax return? Or does it become more complicated if you’re not a citizen or resident of the United States?

@Caroline Gerardo appreciate your reply. You are a hard money lender then? Or what do you mean by a debt service ratio loan. I know what a DSCR is, but you just have to have a good ratio along with a good credit score to qualify? Is it a hard money loan? What are percents typically? Any info is appreciated

Hey everybody! I’m from Canada, starting to go to school in the fall. Looking to house hack and find some of my classmates to help pay down my mortgage for the next few years. Then eventually turn it into my own student rental!

What tax implications are there investing in the US from Canada? Do you need to be a citizen or how does this work as far as collecting income out of your country? Feel free to share any input or articles that you’ve found about tax implications and/or rules and regulations about out of country investing. Specifically from Canada to the US. 

On a side note if anyone knows of HML's or mortgage lenders that specialize with foreign investors that would be great. (Omaha,Fremont Nebraska area specifically)
