@Steve Fitzgerald. I would just use one agent that way you know that one person is focusing on you and the best deal for you and not also competing with the other agent even though they are splitting the commission agents still want to be the one that brings the best offer and buyer.

@Jason L. I would say no for me personally. I wouldn’t want to take the chance when I can find plenty of people that are probably more trustworthy and just waiting for something to happen.

@Jessica Frasier I would definitely recommend reading Raising Private Capital by Matt Faircloth it gives you a deep dive on the various strategies of how to raise private capital. He has done over 30 million in deals

@Alex Dayes To get the 3.5 percent down payment you have to live there for a year and to not pay the capital gain tax when you go to sale you have to live there 2 of the last 5 years. You don’t have to live there you just usually have to put more money down and finding an extra tenant can be hard at times.

@Mujahidul Huq. My struggle was just lack of funds and having analysis paralysis instead of just taking the leap and learning through out the process instead of thinking I have to know everything before hand.

@John Moore I think it will be a small portion of buyers that will buy online. I still think with a house is such an emotional and big purchase people want to be able to see it and touch it. Also real estate agents seem to always the negotiate the best contracts and get the best price that online brokerages can’t always provide or a compute algorithm can’t negotiate

@Lance Queen. Something you might do is try to get fresh new professional pictures to show a house in a different light. A lot of people are using videographers to shoot videos to give people more of a 360 look of the house.

@Ashley Deer. I would say no more than 20 years old. A lot of older houses have a lot of hidden problems and you might have to get a whole new roof, appliances, etc. It can get real expensive real quick.
