I agree with Ryan. If you are a first time land lord and are looking for pointers I highly suggest you read “The book on managing rental properties” by Brandon Turner. It helped me out tons when I got my first rental.

It would be a little better but not much if you are competing with offers. Lots of buyers right now in my market (Wisconsin) are not using the home sale contingency.

It will depend who you ask and what your goals are.

I personally got my real estate license and am now a full time realtor and investor.

If you don’t plan on flipping houses you could argue against getting it because you won’t be saving on commission costs and you will have to be paying the license fee yearly along with the continuing education.

It is a plus for finding expired multi family properties on the MLS though which is what I use it for.

Depending on the type of investing plan you are going to go about doing any Bigger Pockets book I have read I have found extremely helpful.

From my experience it depends on what other houses in your market have. LVP is super hot right now in most markets but I would take a look around and see what houses have sold for in your market that have hardwood and how much they sold for with LVP

How much are you qualified for on a loan? I am a realtor around that area and there are currently two duplexes available, one that is $205k and one that is $240k

I would analyze it based on what it would be cash-flowing once you move out and have both sides rented.

I would get in touch with a few lenders to see what is possible for you as far as a loan. Typically if you do a low down payment you would have to live on the property for a year.
