Also, if you find something near the hospital / Mercer, look into room rentals. You can really maximize your cashflow that way. I have a lot of clients doing that and it's working out well for them.

Erik, there are a ton of deals down here in Macon, GA in that price range. I work with mostly out of state investors (One of my clients is in New Jersey) so I can give you a hand if you’re interested in looking down here. 

There are lenders in your area who can lend here in Georgia but I have some good, investor friendly, bankers down here is well.

Of course you can make that kind of money but it really depends on how much money and time you want to put into the project. In October I sold a house to an out of town investor for about $50k. They put about $60k into it and we are about to list it for $150k, so they’ll have a decent profit when it’s all said and done. 

Keep in mind this investor has a partner here in Macon who also oversees the construction projects. I’m sure they have some sort of deal where the profits are either split or rolled into the next project. 

So, yes there is money to be made flipping homes down here, but it takes some work and knowledge to do it right.

I actually used to live in Cumming and my wife grew up there. HA! Small world. I've got a stack of off market deals and work with a few flippers. There is money to made here, for sure.
