Post: Landlord Liability Down Spout Utah

Hello friends, quick question on liability. I have a down spout that is hooked to a plastic pipe that goes under the driveway and empties out into a pop up emitter in the yard . This is the first winter I will have this property. Today I disconnect this and hooked up a plastic down spout that you can get at home depot or Lowe's. I did this because I was worried about the pop up emitter freezing but now I am worried about the Tennant tripping over this and the liability that this may bring. It's across the sidewalk leading to a gate to get to his vehicle. Any advise? Worried and thinking I should maybe do something different? 

I was also thinking of doing a cash out refinance. One of my properties is in an llc. I called round point mortgage just to see what they would do more out of curiosity because they keep sending me emails about refinancing. The person I spoke to said they would do a cash out refinance 75% ltv. The said that I would need to do a deed back into my personal name they would then do the cash out refinance and then I could move back into the llc. Sounds good but it makes me nervous to take out of the llc put in my personal name and then back into the llc for liability reasons. Does anyone have any experience with doing what I described above? Hello All, just wondering what if anyone has thought about investing in some of the areas that were damaged from Hurricanes over the last year. As an example in Port Arthur Texas? Homes are definitely on sale right now, some have been repaired some are tore down to the studs. Has anyone considered investing in areas like this? 

Warren Buffett has always states, 'When people are feerfull be greedy, and when people are greedy be feerfull'. Well... People are definitely feerfull in areas along the coast that have been ravaged by hurricanes and flooding. Thoughts?
