@mike cumbe, i am in a similar situation, however, the sellers agent has strong influence on the homeowner. 

She has her house listed, I offered $4,900 below list price with me paying all closing costs and the agent says she's not interested and refuses to sign the rejection letter. 

What would you do in that situation?

@Laticia Braxton, I'm very glad to hear that counts with you. I read a book a few years back called radical honesty and I try to be genuine in every situation. Thank you for taking the time to help me! 

@Timothy Smith, can i call you this week sometime? I don't want to hard sell you on using me, I would like to understand the process that PMs use to get contractors on their preferred vendors list. Josh and Brandon say to offer to buy people coffee to get info from them, but what if I offer a free minor plumbing repair for your time?

I own my own plumbing company and want to get in with Property managers. Now, I know the typical sticking points for dealing with contractors - don't show up, show up late, doesn't clean up after themselves, no warranty, so on and so on.  What I need help with is opening up a line of communication with property managers in Colorado springs.  I'm a very charismatic guy, when face to face, but I get stuck when I've never met a person and I'm not verbally talking to them.

I want to join a per success group like gobundance, but I am not an accredited investor, does anyone have recommendations for a similar group that helps guys out who aren't already successful?

@Christine Swaidan thank you for the insight. Being clean is one of the things that I learned early on in my career - after being yelled at by my boss, who was yelled at by a client. 10 years later, and not a single mess left anywhere. 

@Wesley W. thank you for the up vote! And the vote of confidence! That's what I am hoping for. Abraham Lincoln was once asked "if you had 1 hour to cut down a tree, how would you do it?" He replied "I would spend 55 minutes sharpening the axe". That's what I am trying to accomplish, laying a good base so I don't have to worry about my phone ringing.

I am starting a plumbing company and am looking for feedback. as a property manager, or if you know a property manager or how they think, what are you/they looking for in a plumbing contractor?

Any traits, such as fast response time, with as close to a detailed answer as possible (2 hour response time) would be very helpful. In the words of Mahatma Gandi "Be the change you want to see in the world" so I am hoping if I can get honest feedback on what is annoying property managers about their plumbers, I can be that change and provide quality service.

on a side note, but slightly related, is the title company the only way to determine if a house being sold had upgrades done without permits?

I am talking to a neighbor of mine about selling his house to me & I have seen him doing work (tearing out jacuzzi tub, kitchen cabinets left by the trash can) and he is very anti-government, so it is doubtful he got permits. 

Is there a way, through the due diligence or real estate agent, that I can see if a house had permits pulled?

As for the question at hand, I would go with option 3. You'll have a slimy feeling if you do and only if the work was sub-par. If the work was done to code, but no permit was pulled, I wouldn't feel too bad about it. Honest mistake.

Are there any specifics I should be looking at/asking my friend in zoning and planning in order to get a more accurate idea as to the future value of the property increasing or decreasing?
