Also, how are you handling issues that may arise between tenants? If a tenant does something to another tenant, is that necessarily the landlords fault? ThNks in advance

Was listening to an OG BP podcast and a gentlemen is having huge success in Seattle, WA doing this and actually does of few of the things you mentioned above.

Do you know anyone in the Chattanooga, TN area doing this?? Will reach out to my realtor as well.

Does anyone have experience renting by the room in Chattanooga? Not sure if anyone has had success doing this with big SFR in this area, but i've heard of people having massive success doing this in other markets. If yourself or anyone you know is/has done this let me know! curious of there is clientele for this.

I've been looking a little everywhere, but mostly finding properties in the southeast portions of Chatt that are in the price range I'm looking for $70-100k to do an all cash deal. Mind you these are MLS listings that I'm looking at, but I'll be in Chatt Aug 16th and then I can start getting hands on with the areas and working with my realtor to maybe even find something off market in a more ideal area. Current deal doesn't close until the 30th but the I'll really be able to jump at an opportunity when it comes through.

I’ve been reaching out to a lot of people in IG there as well and am hoping to meet up with them and attend the local meetups when I arrive

@David Menapace awesome thank you! Yes I was already referred to a realtor and a lender over there. However, still need to find a contractor and PM. I’ve been talking with my agent over there it wanted to get some invested inside scoop. Also posted this in the Chatt forum.

What type of properties are you buying there??

Hey everyone! Recently sold my first "live in flip" and looking for an all cash deal to BRRRR. Purchase price somewhere around $70k-$100k. Are there areas that support this price for entry? Recently got a job in Chatt and will be moving there in Aug so wanted to get the ball rolling on areas to research that are known for having success with BRRRR. Any advise would be much appreciated! Thanks in advance
