Quote from @Christopher Cole:

I'm glad to see this post has helped so many people over the years.  I guess I'll just follow up real quick - I did indeed just setup another mailbox, labeled them "A" and "B", and for the last 4 years I've never head any problems.

Thats awesome. I have a SFH that im trying to do this exact thing and wanted to see if anyone had any issues without notifying anyone and just putting up a mailbox. Probably depends on where you're at also.

Quote from @Michelle Marie Spearman:

This helped so much! We just bought a home with an "in law suite" apartment. It is in a historic district and cannot be rezoned to multifamily. We are going to try the more simple approach of just adding another mail box!

How did this work out for you? I have a SFH that has a separate suite and I'm needing to do the same. Did you have any issues after doing it?

Hey all! 2021 is almost behind us and after picking up a couple properties, and selling one, tax season is rapidly approaching.

Does anyone know or use a CPA in Chattanooga that is centered around real estate? Maybe even a CPA who also invests themselves? Any info would be helpful. Thanks!

Hello again everyone! Finally under contract on a property in Chattanooga. Thanks to everyone who has replied to my posts on this forum in the past.

Quick question for anyone with an answer.

What do you see on average for cost of a rental quality bathroom remodel? (bath, vanity, flooring, mirror/cabinet, light fixture, vent fan)

Rental quality kitchen remodel? (flooring, cabinets, countertops, sink, light fixtures, updated outlets)

Any ball park figures would work. Also, any quality handyman capable of doing this work I'd be interested in getting contact with.

Thank you guys!

@Brian Levredge thanks for this info!!

I feel like I have a good idea what the cost of repairs will be now after hearing from you and a few people I talked to at the meetup at signal mountain today.

Submitting an offer Monday!

Hope to see you at the next meetup!

Are you still in PHX or are you in Chatt now?

I think I can put together some decent ballpark figures to at this get an off submitted with some wiggle room

@Adrienne Green thank you!! Yes most of the repairs are external. I’ll see if I can get a rough idea for siding by continuing to talk to people.

P.s. I’ve been meaning to get on your calendar so I can give you my criteria for property search. Will do eventually. Thanks for the input!
