Revenue Management is another animal altogether. Frankly that is a pretty broad spectrum so you might need to narrow it down a bit.

Really appreciate the response to my post! I will take a harder look at Upwork although a quick glance shows some promise. I also did see some possibilities on Online Jobs PH which I am thinking about. I agree that Revenue Management is broad but I think that is the point - Looking for someone who is an expert with Price Labs I suppose and who can really drive that process. I'll be attempting to become an expert myself in the interim but long term, I don't think it makes sense to be the process owner.

Thanks for your thoughts! I have recently brought someone on to do Guest Support and Reservation Management which I think is great so I totally agree with your suggestion. I believe that Revenue and Marketing can be outsourced although it will need more supervision than other areas.

Has anyone hired a VA for Revenue Management or Marketing? I am in the process of trying to outsource those areas to specialists and I was looking to connect with folks who have already went the distance with hiring for these.Any help with platforms you used, things you learned or what you'd recommend would be really helpful.

Hi All,

I am going to be closing on a property in a week or two and will need to serve my first notice to quit for a tenant with a lease ending in February 2023. This property is a two family and I will be owner occupying the other unit and living there as a primary residence. I have read that I need to provide 90 days notice which I believe is a little long for the state but I wanted to see if there are others that have given notice to quit when owner occupying another unit in the same building and what method of delivering/serving the tenant you have used. Thanks in advance!

Role, Responsibilities, and Expectations


Role

The Home Buying Specialist I (the “Role”) has two main objectives: 1.) To secure new signed contracts for We Buy Jersey Shore Houses (the “Company”) & to lead the disposition of those contracts to Cash Buyers, if not being purchased by the Company. This role acts as the main point of contact for all new leads and Investors and is the outward face of the company.

There will be base pay and variable compensation associated with the successful performance of this role. The job requires someone who is task-oriented and who can effectively manage many competing priorities at once with minimal oversight.

This role is responsible for engaging all warm leads in meaningful and motivating conversations that result in a signed contract for the Company in all Markets assigned.

Success in this role will require asking pointed questions and offering valuable insights. During your conversations, you will be responsible for gaining a deep understanding of the client's motivation and goals.

This means you will be conducting frequent sales calls, answering emails, making offers on hot leads, effectively nurturing leads, running appointments, and taking pictures of properties.

Managing a consistent pipeline of new opportunities for We Buy Jersey Shore Houses will be a key responsibility.

Once under contract, the Role will begin the disposition process presenting their deal to Cash Buyers and following up until the Deal is disposed of. If no Cash Buyers exist in the deal market, then the Role will seek and create relationships using Company approved methods to facilitate the disposition.

The Role will also be responsible for any other Ad-Hoc Requests or Projects at the Owner’s request that come up as the Company continues to grow and build out systems, processes and procedures.

You are expected to maintain normal office hours of 9-5. There is an understanding that sales don’t always get closed during that time, but you’re expected to maintain the relationship with your prospect regardless of the time to ensure that the deal is secured.

Currently, the average number of touches to close a deal is 10+, which means that you will be required to attempt to engage with most clients at least that many times.

In addition, a positive attitude and willingness to take direction from the Owner and other senior members of staff are essential for this role.

Reliable transportation (Atlantic, Monmouth, Ocean, Gloucester, Cape May Counties)

Top-notch written and verbal communication skills

College degree preferred but not required

Non-Disclosure of all Company Policies and Procedures & Non-Compete

Previous Real Estate Sales Experience Preferred; Previous Sales Experience Required

Compensation

The Role is compensated using a combination of base transaction pay and variable compensation depending on the Net Dollar Amount detailed below from each transaction that they work and close.
