Hey Friends,

It has been a while since we have had the chance to meet in person. It was a year ago this month that we were able to hold a live meeting. Since then, we held virtual meetings through August and after seeing attendance waning, we felt a break from the Zooms was in order until we could hold a live meeting again.

Safe to say, it is not anymore clear now than then, when we will be able to revert to live meetings again. With that in mind, I would like to resume the virtual meetings for those who are interested. I am scheduling a Zoom meeting at 7:00PM on Thursday, February 25th. This will be a meeting to re-connect and get back to meeting regularly again and discuss the possibility of meeting more frequently for those who would be interested. If you are interested in catching up and hearing about what our plans are to help the members of the group continue to grow through these unusual and unprecedented times, you can register at the link here:

I am also cleaning up and updating our member directory. Even if you are unable to make it to the meeting on 02/25, please complete the member update form here to stay informed on future meetings and developments. You can complete it here:

Also, I would like to thank Cody Zucker for stepping forward and offering to help the growth of the group by taking a more involved role with the leadership of the group along with myself, Dan and Luke. If you have skills that you can offer to help grow the group through virtual meetups, live in-person meetups, or partnerships, please reply to this email and I would love to discuss with you.

We will get through this together.

Thank you,

Heera Sidhu

Where do you own in town? I'm on 15th between C & D.

@Tracy Fascia I reached out to the gentleman that runs it and will see if they are still planning on doing it. Although I might be thinking about starting my own online but we'll see. Thanks for the kind words, I'd love to connect with you too.

Hey Darcy, I don't see any for the one that used to be at Beach Haus Brewery - they might have cooled off during the pandemic. I'll shoot the guy who runs it a text. What markets are you in?

What about cash for keys, at the sellers expense? I’m sure the tenant would leave with quite a few thousand in their hands

I like this idea the most.

Hey John,

I was just curious if you could talk to your experience using Citadel? I have a 2-Family in NJ that I want to take a HELOC out on at ~90%LTV.

Thanks in advance!

Crazy how drastically off-season rents differs from peak season. The Jersey Shore seems like a headache to manage with fluctuating rates throughout the year, but worth the investment based on those returns.

Thanks for sharing!

Hey Darcy,

Makes sense about the additional turn time but my properties are essentially brand new and fully furnished so I don't expect a large turn around time to get them rent ready for MDW. Yes, it is crazy what the difference is but totally worth it!
