Hi BP members,

Owner Contact... I have been told that it is best to make 3 different ways of contact on every property I am interested in. call the owner, mail a post card or yellow card to the owner and knock on the door of the owner. all to get in the property to make an offer. 

is this typical way to make offers?

Direct Mail..  I have heard that post cards do not work but yellow cards do work. 

is one better than the other?

what type of message do I write on my yellow card/post card?

what is the name of the meet.up group? there are about 20 real estate groups on meet.up.

I have gone to a couple of meet ups and they usually are trying to sell me something like software, books or boot camps. I am looking for group to talk with and work together on projects, network our contractors and realtors.
