I know this was posted last month but just to piggyback here...

As far as a washer/dryer, I would never provide those in a SFR. Most renters tend to have their own units anyways. If you buy a property with a fridge in good condition, it could definitely expand the amount of interested renters in a property (as I've found it's a hit-or-miss whether a renter has a fridge or not).

In our leases, we make sure to write in that a fridge is provided but "not warrantied". Meaning if any repairs or replacement is needed down the line, it's the tenant's responsibility.

Went through a similar struggle trying to find a multifamily unit for my first investment. Even if I placed an offer on one, I wouldn't get accepted because someone else would be paying cash and over asking price. 

Ended up finding a good deal on a 3/2 single-family home and adjusted my house hacking strategy to keeping roommates. It's been a really good return so far, and i'm cash flowing ~$400 after the mortgage. However I am single with no kids, which makes this a viable option for me.
