Nice, welcome! I recently moved here as well! I am in the process of getting my license.  Off market deals will be the bread and butter.  Networking is fantastic, good luck and who knows, maybe we will cross paths!

@Carl Lee Definitely....  I understand how you feel, fully.... Which is why I put in all caps, THEY BETTER PULL THROUGH lol.....  I was not a fan of the large tax break as I felt it was way too large, kind of a gamble, and how much more effective that money could have been if invested locally.  I think putting a bullet train connecting Chicago to Milwaukee could have been a game changer, along with building that Casino in Kenosha which would have paid for the Bucks new Arena in Milwaukee... but that didn't happen :( 

But yeah, my post was more of a focus on Racine being a solid spot for companies to grow and manufacture.  I still think purchasing now though isn't a bad idea as values will reflect the build... 3 billion in tax breaks will get the thing built but I could be wrong, hopefully they don't back out.. I also think the type of labor FoxConn brings will be obsolete down the road as efficiency will take over through robotics and the cost of having all those employees won't make sense.  Long story short, giant tax cut for them with the possibility of a short term benefit to the city for 3 billion plus dollars....

It has been months since I have last posted.  What a transition its been so far in my new city of Phoenix AZ. I arrived 6 months ago and have purchased a Condo for myself and 2 other roommates who help me chunk down my mortgage. Now I am working on obtaining my RE license to transition full time into the Real Estate Industry. My new job that I obtained here is OK but I love Real Estate and have always wanted my license. My exam will be in February, bring it on ha! 

I also own a duplex back home in WI.  It cashflows nicely and I have family back home helping put out fires if any arise lol.  Thanks for reading, if you are an Agent in Arizona, I would love to connect!

Well it has been a few months since this post.  FoxConn will be up before we know it. I think the huge tax benefit they got has other big businesses poking around in Racine. I mean 3 billion (almost 4 now) is a huge chunk of money for a company to get SO THEY BETTER PULL THROUGH AND TRICKLE IT DOWN. lol.....

Honestly it is a great spot for businesses....  With Racine being right in the middle of Milwaukee and Chicago, off i-94, lake Michigan, now if only schools were vastly improved you would have younger people interested in starting a family in Southeastern WI.  

WI was number 10 or 11 out of 50 with people moving out of the state.  Walker is trying to invest in marketing tactics to attract people to move back into the state.  We will see what happens. But I do think purchasing now will be beneficial, I also would not be shocked to see property taxes rise.

A lot will have to be done if Racine ever becomes a city that one can expect appreciation from.  The schools have declined and the population decline isn't slowing.  Opportunity for revitalization is there but it would be expensive and the property taxes are high as it is.  The schools are very poor and it has kept talent from moving there to start careers with great companies like SCJ... Born and raised there, truly unfortunate because it was an awesome city.

Congrats Rhiannon! I wish you luck.  You could always find a good agent and have them introduce you to investors if you're looking to get with like minded people in the area.  You could also use BP to gather a meet up at a local coffee shop too!

Hey BP! It has been a little while since I made a post here, the last of which was me sharing the exciting news about obtaining a new job in sunny Arizona. But I had one of the best opportunities in my life come my way right before making the drive down…..

Have you guys heard about Ben Leybovich coming out with a book about House Hacking? Well, Check this out!

In my hands is the very first printed copy of House Hacking: The Only Real Estate Investing Strategy You Need to Build Wealth, Live for Free (or almost free), and Make Money Through Home Ownership!

Now, this is funny. The book just came out today, and yet here I am holdoing it in my hands. How is that, you ask?!

Well, here’s the thing, I am actually staying at BenLeybovich's house in Chandle AZ!!! lol To be precise, I am staying in Ben Leybovich’s Casita House Hack! So I figured I’d take a selfie in front of his Casita just to capture this moment forever…

ANYWAY : )

I followed Ben throughout his relocation from Ohio to Arizona. I am one of Ben’s students in CFFU, and I also joined his master mind group called Mastery Circle about 6 months ago. So, just like his other students I get the first look at what he does, why, and how. That’s how I found out about this book before its release.

Well, upon arriving to Arizona Ben started doing webinars for us in which he discussed the local market and the steps he was taking to figure out how to get his foot in the door in this new location. For me this was doubly interesting to me since I have family in Arizona, lived here a few years back prior to moving back to Wisconsin, and have been wanting to get back. Bad! And hearing Ben’s thoughts on relocation and the market, and ultimately a very successful House Hack in Arizona just lit a fire.

I spoke to a buddy. There was an opening at his company in Phoenix. I applied. I got the job with nearly a 40% increase in pay from what I was making in Wisconsin!

Guys - it’s surreal. I left my job in Wisconsin. And I left my duplex to be managed by family as it cash flows... I am sitting here in Arizona, in the very Casita that became the center of Ben’s House Hacking book. I am going to be living in this Casita for about a month while Ben’s wife, Patrisha, who is an an agent with Keller Williams (and also a member of BP) helps me find a House Hack of MY own. Patrisha hooked me up with a phenomenal mortgage broker in Phoenix and I was pre-approved before even getting into town. I’ve already began placing offers!

I am BEYOND excited!!! No more rain and snow! Blue skies and palms everywhere. Totally feel like I’ve considerably upgraded my lifestyle and it hasn’t even been a week... And, in addition to a nearly 40% increase in pay, I am going to make more money house hacking, as Ben teaches, than the duplex in Wisconsin made me.

And, funny enough, I am reading Ben’s book about his Casita House Hack as I am sitting in his Casita House Hack. Surreal! And kinda nuts! (And, after I finish making this post, I’m invited for margaritas with Ben and Patrisha by the pool!)

Guys, I’ve learned a ton from this guy. And at this time I am able to learn in person. You’ve all benefited from Ben’s knowledge over many years on BiggerPockets. This book is a true game changer in a market like the one we are in, especially for newbies. Ben outlines A to Z what to do, where, how, and why.

I will report as soon as I am under contract for my own House Hack!

Oh wow! That sounds like an awesome trip, and thank you! Monsoon season brings in some awesome scenery with the storm clouds over the valley.  Congrats on the deal, man I wish I could see that process unfold. If you take pictures of before and after, I'd love to see em!! Good luck with it @Justin Owens !

Thank you so much everyone, really feeds to the motivation! Yeah I cannot wait to get down there, 2 weeks and bring on the heat! haha, I can always escape up to Flag to cool down for bit ;) but thanks guys again, I am really looking forward to the new challenge.  @Peter Mckernan Yes sir, Tempe, North Phoenix, Chandler all seem very solid, Gilbert too! Thanks again!

@Bob Okenwa ha, I am ready for the warmth indeed! Good info and heads up, I appreciate that! Definitely looking to make a footprint in the multi family game.  @Account Closed thank you very much for your service sir, truly means a lot! I am also trying to find financially sound deals, raise capital, and drive high returns for investors....so unfortunately I can't afford to be the money guy at this time in my career... Maybe 1 day though.
