@Timothy Stromberg I would become very active in the forums, especially ones pertaining to your local market. In addition start gathering phone numbers of property owners and investors in your market and spend a few hours each day making calls. Once things are back to "normal" you can attend local networking events, this combination should give you great results over time. Hope this helps, good luck with everything!

@Lloyd Lythcott if you're truly committed to being an all star wholesaler, the best thing you can do is get started. It seems like most peoples perception of wholesaling is that it's easy money and doesn't require a lot of knowledge. There's plenty of inexperienced wholesalers out there that have no idea what they're doing, with no desire to become better. No matter what area of real estate you focus on, it's advantageous to always improve your skills. It's important to look at the long term outcome, being an unethical wholesaler can damage your future reputation among the RE investing community. These are just my thoughts, best of luck with everything.

@Billy Zhao $500 should get you plenty of books, I recommend The Millionaire Real Estate Investor by Gary Keller and Never Split the Difference by Chris Voss. Both books are extremely informative and help with various areas of business and everyday life. (ebay typically has great prices on books)

@Jacob Lange I would remain open to either option, there's a lot of single family properties that have potential to increase value significantly. Have you researched comps in that area or spoke to any local property managers to determine accurate rental rates?

@Joshua D baker I would do it if the numbers work and you feel confident finically in the event that things go south. In terms of Covid effecting the market, that depends on the location of the property. I wouldn't buy in the heart of a city that is seeing significant vacancies.

@Michael Argento sounds like you'll definitely need to partner with someone considering you have zero credit history. What's stopped you from getting a credit card? They're extremely beneficial when used properly.

@Mekei Coleman becoming a real estate agent may be an area to explore further, it doesn't require much physical activity. However it definitely takes the right mindset to become successful, you need to be driven and have a lot of self discipline. If that doesn't sound like you then there's no shame in working a W2 and continuing to save for your first rental property. If you were to ask any RE investor they'd probably tell you they wish they'd started sooner, considering you're only 18 puts you way ahead of the game.
