@Jason Graves anytime a parent shows a child a skill on any level is giving them one more tool to feed themselves in the future. Kiddos to you and your wife.

I would like to see you share this thread with your wife directly. Let her have a response in this. I’m curious what her thoughts would be on it.

I suspect there may be something deeper in there that can’t be talked about. More than just stressing your daughter out.

Take a moment and do a health check of the marriage. If none of this produces anything deeper just reassure your wife you’ll have a safety system to catch your daughter if it ends up overwhelming her. I suspect it won’t. If your kid is in this willingly than the skies the limit with your experience and current portfolio and her drive. Having your first rental property at 15 is bragging rights with her crew.

@Louis Davis I needed to read this today! Great advice. Well said. Thank you. Going to sign my first deal tmrw. $45k for a 1800 square foot home in a high desire area. No more putting things in place taking away from making deals and getting out there.

@Tab Teehee Where to start? 14 years I've struggled with my lawn and landscape business. Financial security always seemed to be just out of reach. That financial struggle has changed me for the better the more I dive into my REI journey. I'm calmer now. Maybe more cautious than I used to be. Sept 10,2019 @biggerpockets showed up. I've researched hard and am growing in REI knowledge. Have a private investor ready to flip houses with me and my contractor. Getting ready to send out a 10k piece marketing flyer. My strength is in networking and hunting deals. If it opens up here soon I will say goodbye to lawn and landscape without shedding a tear.

@Frank Patalano nice question!

-Sept 10 came across bigger pockets podcast.

-ordered every book I could off the site.

-working on fourth book.

-went to get a loan. 0 credit score. Opened credit card and up over 720 now.

-pre approved now.

-in process to refinance current house/commercial property we live at.

-rented out parking lot to neighboring business. FIRST RENTAL I DIDN’T KNOW I HAD!!!

-I have little to no cash. hoping refi takes care of that.

-found a couple off market deals just holding for results of refi.

Biggest hurdle might be that for last 14 years I feel I have struggled financially owning a lawncare and landscaping business. Made some bad decisions. I DO NOT WANT TO PUT MY FAMILY IN A BIND AGAIN.

The good- I’ve learned some incredible lessons in business. Better and more relaxed under stress. Feel my drive to make this work is greater than it ever has been. My family is 100% on board. I’ve been looking for change out of lawn and landscape for over 8 years. This is the next step.

I’m making strides in a short time. Feeling good with the direction. Getting nervous because the purchase and management phase is around the corner!!!

@David Esteban Your heart is there but there is some more seasoning needed. You have to win at purchase. There is no exception to that rule. You determine the plan and direction for that purchase. Three exit strategies gives you options to move on. For me “turnkey” purchase seems to limit exit strategies  

Think outside the box. Overseas has property as well. Not sure your term of stay where you are at. Look local. Network local. They may become your core team when you get back to the states when they decide to invest “overseas”. This will give you practice at the very least. Listen and learn. It’s all about connections. Maybe a second job working for a local investor would open up insight.

Reading “the book on estimating rehab cost” by J Scott

@jscott I’m in the siding section of the book. There was no mention of metal siding for residential use. I’ve been noticing metal siding starting to be used in my area. Sharp look. Many variations of install. Contrasting with metal roof. I figure the longevity is there as well.  May not make the 20year “color tastes cycle”. Was there a reason this was left out? Would like to see the cost guidelines on this material if you have any.

@Michael Johnson I would like to know how your journey went with marketing to Lawyers over the last 3 years. I’m not sure I agree with @Rick H. Fully. I recently made contact with a probate lawyer and she was happy to have someone to refer properties to. I have zero experience (no first deal yet) and she has a property to refer after it comes out of “inventory” process. I’m hoping it goes well and I do a good job on it for myself, her and her client.

@Rick H. I noticed a huge contrast to your involvement with bigger pockets compared to @Michael Johnson. I assume you have vast experience and with that comes knowledge. If probate lawyers are a potential source for someone like myself to get things going and stabilizing lead sources why would you suggest not pursuing these leads until the stars align and I have years/deals of experience? I don’t fully believe in mass generic marketing materials sent out in hopes to get the attention of one. A knock on the door or a phone call has always done well in the past.

Is there a better way? That really is not a good question. What is a way that you both would recommend building potential lead sources with lawyers or others?

Yes, after the purchase (hopefully a deal) the sky is the limit with regards to an individuals risk, knowledge and approach after that.
