One option that I have looked at for other clients is using FHA financing to purchase a duplex. It seems like the numbers worked the best when we found a property that had upside in rents and a garage that could be converted into an ADU. We are a multifamily real estate brokerage in Long Beach California and we are looking for a full time assistant who can help with: 

Administrative tasks, social media marketing, video editing, scheduling, and filling in wherever needed. 

As an assistant you will get exposure to the inner workings of a real estate sales organization, exposure to the negotiation and escrow process, you will learn how to underwrite multifamily real estate, and much more! 

Starting pay is $25/hour. Flexible hours but full time is preferred. Needed in person in our Long Beach office.

Yes, it is possible. If you are able to build enough equity in the property you can do a cash-out refinance, pay your investors back+ their portion of the profits, and then hold on to the property.
