@Jeff Rappaport gave you some great feedback. Your current postcard gives the recipient no reason to call you. Direct mail is all about testing and seeing what works for you. 500 postcards is definitely a small drop, but you gotta start somewhere! Here's an example of one of our best performing postcards.

I think @Account Closed meant 100 postcards at that response rate to get 1-3 calls, however with postcards you can expect closer to a .5% response. So on your 500 postcards with a good mail piece your probably looking at about 2-3 calls. However those numbers are just an average, nothing in direct mail is guaranteed.

Direct mail is an amazing thing. You can reach thousands of people in the time that you could reach only a couple if you were to go door to door. 

There is not one magic piece, however i can tell you that putting your letterhead on a yellow letter completely defeats the purpose of the yellow letter as @Mitch Messer mentioned.

Yellow Letters work great. So do typed professional letters. The key to a successful direct mail campaign is consistency and variety. Don't mail the same letter over and over. Hit them a minimum of 6 times using a different mail piece each time. Yellow Letters, Zip Letters, small/large text postcards, small/large full color postcards, greeting cards, professional typed letters.... There are TONS of options.

Personalized mail pieces receive a better response, add variable data. 

Ex] Dear (First Name)..... We are interested in buying your house at (Property Address)...

Also, it doesn't look like you'll have room for the mailing address. You'll either have to move or remove the "urgent notice" box.

You can always fit a return address. if the template you're using does not already have one, then simply add a text box for it.
