I would absolutely suggest you use a PO Box over your home address. Often times you are able to use a street address for your box.

I'm not familiar with grasshopper but I would sign up for a phone service that allows you to use multiple numbers. The only way to truly track your direct mail response rates is to use a different phone number for each mail piece. We use Ring Central.

A Zip Letter is a pressure sealed paper designed to look like a mailed check or a government document. Much like a jury duty summons or a report card.

@Devon Garbus If you mean response rate, postcards bring in about .5%

You should always mix up your campaign with different mail pieces though. Zip Letters bring in about 1-3% and Yellow Letters bring in around 7-10%.

Here's what is working for us right now:

  • 30% or more equity
  • SFR
  • 4 Year ownership
  • 2-4 Bedrooms
  • 65% Absentee including Trusts and Corps
  • 35% Owner Occupieds Not including Trusts or Corps

Also I would mail every month, instead of every 2 months.

Hi Eric, Zip Letters typically bring in about 1-3% response rate. Postcards are usually about .5%, so its AWESOME that you're getting three times that response. I tracked your mail and it looks like you still have about 12% of your letters that haven't been delivered yet, so you may get a few more calls. Keep in mind standard mail tends to trickle in.

Zip Letters appeal to certain people, just like Yellow Letters and postcards appeal to different people. That's why it's important to switch up your mail pieces, each type of mail piece can bring in calls that may not have come from the other mail pieces.
