Stessa sucks. It lacks a reconciliation feature, so it's impossible to fix transaction import issues. Their support is non-existent. I've reached out to my local group for recommendations on where to go from here. I have 5 properties, a mix of short and mid term rentals.

Quote from @Jean H.:

@Rob Bergeron BRRRRnBs are my business model, especially coupled with small multi families. I buy 2-4 units, rehab all the units, professionally design each unit as well as the shared communal spaces and rent out as short term or medium term rentals. I call them my “luxury motels” :)

That is dope! Our market doesn't allow us to do that for anything more than a duplex, but you can get around that with commercial and office/residential zoning. After I get the four up that I'm doing now, I'd like to start getting real weird with it all and create some lasting experiences for people.

Hey Rob,
Thanks for all your contributions. I have two STRs on Taylorsville Lake and previously had another in Louisville. I’m somewhat hesitant to invest in more because of market saturation. Are you seeing signs of saturation inside Louisville?

@Rob Bergeron Thanks for posting and alerting me to the issue. While this won't effect me directly, I can see negative impacts in more densely populated areas. Would you suggest contacting our respective council members to tell them why we oppose? In some areas, particularly the West End, this proposal could limit the revitalization of the area by keeping tourism dollars away...IMHO.

Also, who would be doing the measuring of the 600 feet? I assume the city would require on registered hosts (which is the minority) as a starting point for this proximity rule, so effectively this rule might encourage un-registered hosts to stay un-registered, which to me seems counter-productive to the City's overall goal of governing these rentals.

@Kevin Lefeuvre Yes, I received the same message. I've been requiring a $500 security deposit on all rentals since the beginning. I have fewer problems than nearby hosts that do not require the same. The deposit requirement weeds out the roof raff. If they can't swing a $500 hold, then I can't risk renting to them.
