 JU is not that type of university, IME. I think it has much more to do with the massive Number of Sec 8 apartments in the area. Public housing has created lots of problems for that area over the years. Do some research on violent crimes near Justina Rd. Doubt those shootings have much to do with college kids...

Totally agree with your post. There was a time in the not so distant past when deals were everywhere but those days are long gone. Until the market corrects we are looking elsewhere and/or hoarding our cash.

Pm me and I’ll give you the rundown. Pretty much anywhere near the river had high water but the flooding was sporadic depending on a number of factors. Riverside/5 points had some areas that did get flooding but the majority of properties were fine because they are set back at least a few blocks from the water.

I think that area fared better, the elevation is a bit higher as you go south. The area that got it worst was the part immediately south of I95 until where Hendricks and San Jose split.

Generally very nice area, with a few rough pockets. 

Good restaurants, bars, shopping. Very walkable area.

Home to everything from bungalows to multi-million dollar riverfront estates. 

Good schools.

Some of the nicer areas (particularly those with the multi-families) were hit very hard by Irma. The worst flooding in Jacksonville was in 32207. Anything west of Hendricks in the San Marco area had high water or flooding. Make sure you do your due diligence.

A Robert Hetsler from Jacksonville, FL was found seriously burned with life threatening injuries last night. Not positive it's him but kind of a rare name. Good for you for thinking big right out of the gate! Being that you are located far away and are new to investing, you may want to consider partnering with someone more experienced for a deal like this. There can be some serious pitfalls for the uninitiated investor in this type of deal. 

Be sure to check out Trulia's crime map as Arlington can be a very hit or miss area. I know for a fact it's not an A/B neighborhood so be prepared for the issues that come with that class of renters. Given that, what's your plan for management? Management could make or break this deal, particularly since you aren't local.

Regardless of what the seller says, you need to account more for vacancies. Don't put too much weight in the seller's proforma.
