Looking for input on bed size for a short term rental space were working on currently.  The upstairs bedroom will fit a king bed but would only allow 12"-14" on each side.  One side will be an outer wall and the other side would be partially against a stairway railing.  Otherwise if we go with a queen bed we can have 20" - 22" on each side.

I know people prefer a King over a Queen as do I but wondering if we should stuff in the King or provide a smaller bed with better access around it.

For further consideration - We will have another Full/Twin bed in the main area.  Our intended guest would be a small family or a couple.  This will be a small space in the mountains with a very custom boutique type feel of lots of different wood and metal finishes.

Hello everyone!  I'm currently working with a friend to Co-host his cabin.  This will be a first time experience for me and I want to make sure that i dont cause myself any headaches.  Currently I'm planning to have the listings in his name and then ill manage them using my software subscriptions etc.  He will just pay me a % of the bookings.  Is there anything legally I need to do in general or specifically for Colorado?  Can anyone give me some newbie advice?

We currently have a short term rental and I am also getting my feet wet Co-hosting and am looking to find some help determining if I need one or multiple LLC's, what type of LLC and would also like someone who can review rental agreements, Co-hosting agreements etc.

Additionally, we need a CPA that can also help us make some of these decisions and who can prepare our taxes maximizing deductions.  

My preference would be to find someone near CO Springs but am willing to work with folks who have experience working in Colorado in general.  Appreciate any help/ referals.

I wouldn't touch them with a 10 foot pole.  I tried to use them this year and they outsource their tax preparation and those folks are UN_RESPONSIVE.  You will get a front desk phone number which isnt monitored and if your lucky they will call you back in a few days.

 Sorry for my ignorance but where would i find this list?  Im looking for the same thing preferable in Colorado but willing to work with the best folks regardless of their location.

I believe the Better Pockets webcast today mentioned that home prices in CA according to Zillow are not projected to rise in the next year.  May want to have a listen there as a start.  Sorry i cant help more but i think there may be some good content here to consider.

 I also use Schlage Encode smart locks.  Their app is easy to use and they integrate with several of the productivity tools out there.  My experience is also that batteries last about a year and the app notifies you when they are low.  

Pros are its easy to control access to the property.  Cons?  I havent really noticed any.
