As most investors know about the FHA 90 day flip rule then you know about the 2nd appraisal stip as well. Per FHA guidelines the buyer can't pay for this...but in my case the last 3 lenders that I've dealt with have pushed the cost on me like that is the only option. Is this correct or can I make them pay for it because afterall the guideline just says the BUYER can't pay for it?

What type of terms do you offer for someone looking to invest cash with you to purchase a property? I have been approached by a couple of people I know that are interested in giving me money and want to make sure my offer to them is fair. My plan is to return their money within 3 months but I'm sure I'll need a contingency plan in case that doesn't happen. Thanks for the help!

Really great information guys, thank you. I'm sold on the flat fee listing for now and will go that route on this next house. I always planned on getting realtors license and looks like I'll jumpstart that now.

One more question...does the buyers agent provide all contract and disclosure info or do I need to have my own disclosures ready?

I recently got back in to rehabbing homes and just finished my first 2...after briefly listing them FSBO and not getting a single response we went with a full fee agent and listed on MLS. Had an incredible response immediately and one house sold in a couple weeks and the other is currently under contract. Just based on the response it leads me to think the flat fee listing would be the way to go. I have experience with contracts and negotiations so that part doesn't concern me...just looking for others experiences/thoughts/advice?

Just wanted to say thanks to everyone that provided useful information here. I had the structural engineer come out, provide me with his report on method of repair and I decided to move forward. Closed on the purchase of this house 8/25, spent 7 weeks rehabbing the place (it was a major job) and we sold it 12/9 for a net profit of just under 45k! finished product can be seen at www.3651moorhill.com if you're interested

I have 2 properties that will be ready for the market within a week. I have been rehabbing them for the past 6 weeks and have decided to sell them both on my own for at least the first few weeks. I have read a number of threads on here with some really great tips on selling the homes. Now I'm looking for some help with material. I wanted to know if anyone had a form for creating a flyer to leave on your For Sale sign with pictures and description of the house? I have experience with marketing in other professions so I'm comfortable with what it takes, just looking for some industry specifics and figured this forum was the place to go!

After spending a couple years overseas I'm getting back into investing. I am closing on 2 properties next week and when I called my agent to get policies on them during rehab I was a little surprised to hear how few options I have for vacant insurance policies. He says most of the changes have happened in the past 6-8 months and the fact I'm putting them in my biz name limits me even that much more. I'm just going to rehab them and sell. Can someone provide some info or maybe other options that will help?
