Thank you for the advice. You're right, I need a detailed plan. I've been looking in Indian Head, Waldorf, and Suitland MD. For my first deal, I want to do something cosmetic or foreclosures that need some work. As for my budget, I'm looking at houses under 125k. I'm still looking for a good lender and I'm talking to people about getting private loans. Again thank you for the advice.

It was hard. I used a Dave Ramsey budget. I cut the cable, stopped going to restaurants, and got rid of any unnecessary payments. If you can't do this find a good partner that can finance you.

I'm new at this too and I asked the same question about year ago. Someone told me something like you can but it's more risky. So I took time worked hard and saved up a bunch of cash!! But, if you can be creative and find good partners you can do it without much money!!!

Baltimore can be a tough in some areas but, I have friends that have been very successful in that market. So, if you do your due diligence and make sure your numbers are as accurate as possible I think you'll be OK. Good luck!!

I live in Maryland and started my LLC in DE. I was advised that it would be less road blocks when getting things done and my taxes would be lower. But, no two persons taxes will be the same. I guess me and you are learning this one together.
