Thanks for the advice. I will definitely buy this book and speak with some contractors. There is a property a few doors from my house being re-framed and built so I will check with that company as well. Seems silly that I didn't think to do that earlier. Thanks

It seems to me that one of the most subjective numbers when analyzing a deal is the improvement/maintenance costs. I have heard a fair number of horror stories regarding inaccurate budget projections. Obviously these are never going to be 100% accurate, but what are some measures you can take that will help mitigate risk in this area specifically? Is it just experience based knowledge, are you safer overestimating, etc?

I am new to Real Estate investing. After getting my MBA in Finance and Entrepreneurship I purchased a condo in Humboldt Park last year, spent a few months rebuilding it, and now live there. Thus far I have enjoyed the process and am looking into my next purchase. I am mainly interested in "buy and hold" in addition to flipping in my current area but am open to new opportunities. I am looking forward to learning from more experienced people and getting a better handle on my path to owning more properties.
