Thank you, yes ill let you know this week. So if there is no rent control and no leases, these tenants have no rights? And I can raise the rent?

I am interested in purchasing a 4 family in the town of Kearny. The rent roll is very low, the owner has lived there along with some other tenants for over 40 years. I do not think Kearny is rent controlled. Can I buy the property and immediately raise the rents? They are all month to month tenants.

The key is to get these properties before mls listing. But I actually had a question regarding this process, I know the bank sets the sale price of the property, but does the agent's commission take a hit? These agents, who are connected to banks and receive REO listings, are they limited to...for example 1-2% commissions...?

I have read almost every post here, I thank you all for your information. There are a lot of individuals searching for the same thing. I think the best tactic is to begin to just start cold calling every bank in NJ and NY.

Problem, my business partner and I are experienced on the phone, but do not have much experience trying to sell ourselves to banks.

If anyone has any comments, hints, techniques, or a list that they have made (idiot sheet) that they would have in front of them when they make this level of phone call I would greatly appreciate it.

And if I do find something I will post it in the other forum.

I have read a lot of info on the internet about how to make a good postcard, would anyone like to reveal any key catch phrases to put in bold on a post card or mailer, or have any sites that I could visit with psychological phrases that convince people to call my 1-800 number?
