IMHO critical to this thread is the simple fact ALL MARKETS ARE LOCAL and drill down even further all pockets / neighborhoods are local in all markets. I look back at how we built our companies and recall some of these same posts / concerns / anxieties . OK to give yourself a pass on taking your time being fearful if you will - personally still fearful just not scared of every deal we purchase. The day I lose my fear is the day my arrogance takes over and I start making mistakes . I have had my share and don't care to make anymore. Love the turtle approach and build momentum . Oven way better than microwave everything tastes better. Real estate investing no different. Majority of the time only thing holding us back is between our ears. A fellow developer once told me " Finding the deal is the hard part good deals will always find money." Loads of money available and similar opportunities on various ways to find money here on BP. Educate yourself and apply what you have learned. Love this business and the ample opportunities for a better lifestyle if provides. Happy investing.

Love BP and been investing for 38+ years - BP is teaching this seasoned dog new tricks. One of my goals for the year is to network and be more proactive in creating my own opportunities thus the purpose of this post. 2/3 of the SFR I bought have been out of /area/state investors looking to unload properties thru the local MLS system. IMHO there has to be a source of these leads that is legit - not dated but current and of course I am willing to pay in order to create a data base . This along with estates etc... vs old school scrolling thru the obits etc... Surely in this day and age there is a good source. Any suggestions ( or other productive ideas / not time hogs ) on what any fellow BP investors have used would be appreciated. Time is my enemy so efficiencies are invaluable.

Welcome to the world of Real estate investing. A few thoughts:

1.) Don't overthink it and expect to master everything before you make the leap / analysis paralysis will stunt any growth and you will miss opportunities. Keep it simple and take the path of least resistance for your situation.

2.) Attend local meetups tons of knowledge within your local peer group. I have been investing for close to 40 years - hard to believe and I am going tonite - love to gain new insights and methodologies. Type in keyword where ever your wanting to invest locally and BP will send you alerts for meetings.

3.) Reading a great book right now by Gary Keller titled Millionaire Real estate investor - founder of Keller Williams real estate company - would highly recommend. 

Ask questions / read the forums /listen to the podcasts on BP loads of information.

@Calvin Thomas Excellent post well thought out and somethings I have not considered like - DUH? same cash flow less units when debt free - makes perfect sense to me . Truly you can teach on old investor new tricks! I am 59 months away from owning 8 SFH outright can't wait. At 59 years young perfect for our retirement from the grind. Another 12-13 years from another 20 if I chose to hang on that long. 6 years will be here in a minute.

@Phillip Massey looks like my response did not go thru so here it is again. My assistant handles all our rentals from showings/ to executed leases-deposits to service. One of my theories is fix/rehab to the 9's so any service is minimal and that has payed countless dividends over the last 3 + years we have been purchasing - rehabbing - renting. There was a study done many years ago by NAR ( National Association of Realtors ) in which they asked thousands of buyers about their purchases . Here is what they found: it took on average a buyer 90 seconds to make a decision whether they were moving forward with the home they were viewing or continuing to look. Certainly they spent another 20 -30 minutes on the purchase side verifying they had made a correct decision but the saying " you never get a second chance to make a first impression" applies in my mind when tenants view our properties so we make them look like a shiny penny!.

Nathan welcome to the investing game of real estate. Richest Man in Babylon - amazing book / read it every year for the last 15 now have an original hardcopy and am out so will be ordering another case to give away. I agree with Steve pump the brakes on the LLC - only takes a few minutes to setup in Illy and $500/ can do it anytime as you scale up.

Love the SFH with our markets very similar in size and the lovely state we are in lots to share. I would highly recommend you attend any local meetups in your location lots of fellow investors always willing to help. Feel free to reach out.
