It's all about the kitchen design. I have seen the unequal bowl size options such as the 1+1/2 or the singles in smaller kitchens for studios or singles. Typically with a trendy atmosphere.

Expect to replace carpet/vinyl in your entry ways nearly annually.

There is a lot of activity in ND at this time. However in several areas where there was a shortage of housing you can call up and get a hotel room with much less notice.

An interesting article with some solid facts on the development of oil in ND.

The "Directors Cut" outlines production and expected drilling. Along with number of rigs and where new permits are. It is a good indicator of future trends in drilling and migrant workers.

We have never been able to get the returns required through foam insulation. Typically we stick to fiberglass since only a niche group in the renters market actually is willing to pay more for an energy efficient unit.

Can you please give some details about the current owners and their motivation for selling? Are they private land owners? Other developers? Investors?

Obviously who currently owns it will dramatically shape what type of structure you can do.

It could very well cost that much to do the rehab. Our rehab costs in Montana are dramatically higher than other states we invest in. Best way to verify the costs is to get multiple bids and compare. Don't share the quotes from the other contractors with them.

Be careful you don't run into seasoning issues under this scenario. Many commercial banks will try to make you hold it for a certain period of time prior to financing it.

I am interested in using a LOC to acquire some SFRs. All at aggressive LTV and with great DSCRs. After the acquisition I want to refinance and free up the LOC. However I have encountered a number of problems such as the secondary wanting it to be held for 6 months etc.

What strategies have you been using to acquire then refinance in shorter time frames?

I do the exact same verification. Everyone should verify links before clicking. If it is a veteran user of the site then I typically trust the links without verification. I personally prefer the active link form since it cleans up posts. It can be very distracting listing a few lines of links.

First off if someone has done a how to on this I didn't find it. This is something that I think makes posts look a lot more appealing. It is turning that long url into text. It is very simple and BP makes it very easy for you to do.

For example: A recent article by Chris Clothier. http://www.biggerpockets.com/renewsblog/2012/07/18/are-appraisers-part-of-the-problem-with-slow-housing-price-recovery/#comment-107417

Can look like this: A recent article by Chris Clorthier.

Short version
[ url=http://www.whateverwebsiteyouwant] Text that people can click.[ /url]
Just remove the space before url in both the first "url tag" and the ending "url tag". Should look like [ur <--- no space at the start.

Long Version
Step 1
When making a new post click on the Link button.

Step 2
You should now have a url tag that looks like this [ url]
Inside of the url tag you will add "=http://www.whateverwebsiteyouwant.com"
It should look like this:
[url=http://www.biggerpockets.com]

Step 3
Ok you are halfway done. On the right side of your url tag you can type what ever text you want to have linked. For instance if we were going to send someone to bigger pockets I would type:

[url=http://www.biggerpockets.com] Bigger Pockets

Step 4
Click on link again just like in step 1. It will "close" the url tag with a closing tag that looks like this [ /url].
All together your link should look like this:
[ url=http://www.biggerpockets.com] Bigger Pockets [ /url]

Additional Information

Try using this in the middle of sentences like below.
