Ali Khalaf for 140 you have a lot of options. If you want lower turnover highview, hillview, possibly hikespoint, upper highlands, maybe okolona (prices are a little lower but return on rent appears good), Middletown, fern creek, Jeffersontown are options. If you want higher returns but also more possibility of turnover Germantown (but that market is a bit overheated) and other university areas, Phoenix hill (1 or 2 bed/ 1 bath duplexes with good rents) or Smaller SFRs in Crescent Hill, condos near old Henry/ Shelbyville/Brownsboro/Westport exits on the Gene Snyder. Look at job creation corridors in louisville as most big growth is along 65 between fern valley exit and Brooks exit past Gene Snyder and just across the new east end bridge into Indiana for Amazon/Walmart warehouses as well as ford plant.

If buying a turn key always get an outside agent involved. Buying turn key from the seller is great for the seller but they can't have your best interest and their own best interest in mind at the same time. Ali Khalaf I'm an all cash buyer and agent as well. I buy properties with a 5-6 year gross payback rate. There's great areas in louisville that will get you solid returns. Good luck.

Both the BP meetup and KREIA are on Thursday nights. KREIA also has a Saturday education component that's 99$ for members or 199$ for non members. I think the Indiana group meets on Saturday mornings? It's good to know you are studying to be an electrician. Make sure other rehabbers know about that as any time you know a trade it opens up doors for information sharing.
