Post: Longer Term Commercial Loans

We are looking into a 60 unit project. Our commercial lender typically offers a max amortization of 25 yrs. Would you recommend we make connections with a longer term lender that can offer a 30 yr amort? Overall purchase is around $5.5million. Our largest property so far is 12 unit, it's on a 25yr amort ans the numbers are great....this one....the numbers suck and I can't make sense of it.

many good recommendation for companies that do USDA multifamily financing in Missouri? None of my local banks do it, but I have found others in different states license for Missouri in the past. Looking for some good lenders

Anyone ever ordered custom post it's for apartment notices? where did you get them?
Is a court ordered eviction the only way to force a tenant out of a property after their lease has expired? We gave this tenant a 45-day notice in writing that we would not be renewing their lease. We cannot prove it, however we are quite certain there is plenty of drug activity going on in this apartment, not to mention they are constantly disturbing other tenants with screaming. this property is located in Missouri. Any other ideas, besides court order eviction?

Hi BP folks. We are purchasing a 12 unit building and I need additional insurance quotes. I am finding these insurance groups take forever and don't seem to give a crap. Does anyone recommend any groups licensed in Missouri? I need a hungry, hard working agent to help me.

I know of a couple of great ones. Where is the property located?

My husband and I are seeking $100k in Private Investor funds for a period of 6-18 months.
