Perfect, thank you! You will have a lot of interest because of the area. I am guessing they would take cash from an investor if it was close to their list price.

@Karen Margrave Some members have mentioned that, and that would be great. Ideally, I would like to keep the group together if possible. Maybe Irvine or Tustin would work for more people.

I could answer any questions about orange county multi family, but it does appear that it is out of your current price range.

@Brandon Duff  If you have not already heard about our local meet up, we meet every third Wednesday of the month at Round Table Pizza off of Lake Forest at 7PM. This week's meeting is on the 18th. You could very likely get help with our questions there.

I think in Orange County there are a lot of buyers waiting to pounce on the right opportunity. I think they have either been saving up, adjusting to the reality of higher prices, or simply waiting for the right fit. 

The question around this summer will be how many home owners decide that it is a good time to sell.

I actually think the group tends to be most attractive to new investors. I think they tend to feel like the group provides more value than an established investor would. I'm hoping to come up with topics that would be helpful to the whole spectrum of investors. 

So far these topics have been suggested:

- Tax implications of owning rental property and investing

- Buying with little money/creative financing

- Formulating an exit strategy

@Bernie Germani Preach! I know there is a lot of interest in probate deals, but the barrier to entry tends to be learning the process and focusing one's effort on that type of deal. If you are successfully finding them I would go for it.

Great points guys. I think it is a challenging decision for a lot of renters in Orange County right now to decide between buying or continuing to rent. I am writing an article about it right now so it is great to hear your opinions.
