It's all about timing of your post.  I rarely go past the first page.  For example if you post and there's 20 hot topics going on you just got pushed to page 2. I would never see your post.

I recommend you cancel your contract and maybe look at investing in the stock market instead.  Most investors that get emotional over some water damage are not going to make it long term.

That's more hours than you need for a Bachelors! See if a school will tie them in and grant you the diploma. You've certainly earned it. 

I know right,  problem is I changed my major 5 times and never finished the last two required classes. 

It's all good though at this point in life it would just be a piece of paper.  I really wouldn't feel like I accomplished anything from it. However I still have 150 hours of free tuition at a state university... hmmm could I set some kind of record with 310 credits and no degree.  🤣

I have a GED! Hard work and real estate made me a multi millionaire. On a side note I do have 160 + hours of college credit but no degree.  LOL

It's a crazy real estate world out there. In my neck of the woods an agent won't even show a house unless you have a pre approval or statement of funds letter from your bank.  

When you make an offer you have to pay your earnest money on the spot.  People think Texas is the wild west but it's obviously when it comes to real estate across the country the west has moved.  

I know ever market is different but it just blows my mind! 🤯

Post your numbers! There's no way your expenses will be that low. 

We use a very good semi gloss paint throughout our rentals.  Have not had to repaint in 7 years. Just clean a few spots.

In my neck of the woods "as is" is absolutely as is. Once you sign the contract you bought it depending on the contract of course. 

I had a guy buying a duplex from me that needed work so it was priced accordingly.  He got hung up on a bedroom door that was a little out of square.  

After a week of trying to beat a dead horse I told my agent the matter is closed. Tell his agent we have other buyers and I'll be at the closing to either close the deal or pick up my earnest money check.  I don't play games but that's just me.

I gave her to my wife and we still have her.  She now lives with 8 horses and is very happy.
