I am located in Florida and am looking to develop a "Lease Option" strategy.

  • Is it more profitable to look for properties that require minimal rehabilitation or fixer uppers?
  • Should I look for B to B+ properties or C to C- properties?
  • What amount of  up front payment would attract most tenant/buyers, 1% 3% ...? 
  • Can this payment be called a down payment or are there legal ramifications to that term?
  • Should I offer to "escrow" a portion of their lease payment towards a down payment of their future purchase financing?
  • If they can't purchase at the end of the lease, is this escrow'ed money due back to them?

I am located in Florida and looking for information regarding "subject to" deals. 

  • Are there boiler plate sales contracts available to download, or do I need an attorney do prepare such a document for me? 
  • Does anyone have a "script" or "flowchart" type process they follow when discussing such a sale with a prospective seller? 
  • Do "subject to" deals usually need a financial incentive, such as a "relocation allowance" to entice a seller to participate in the deal?

Though we are yet to make a deal on a foreclosures.com property, the amount of information and search parameters make the site easy to use. We are very satisfied with the service and know we will find properties that fit our strategy soon.

Do you know anyone who has used foreclosures.com to generate leads? Is it worthwhile?
