@EricMichaels - Mid 6 figures...that's it? And yes...I was exaggerating about paying half...it was more like 17% but that is because I make well over "mid 6 figures a year" and run 3 companies.

The point I was trying to make is wholesaling is awesome...you can make a ton of money being a professional wholesaler...and eventually you want to start investing tax free inside your self directed IRA.

I have been wholesaling houses for 8 years. Sold over 300 of them to investors. I got started as a wholesaler because I didn't have enough money to buy and hold. Now I have plenty of money and still enjoy wholesaling houses (that's the deal junkie in me talking). Wholesaling is a great way to earn "quick cash" but now I do it within my self directed IRA so I don't give up half of my profits to the government!!!!

I do agree however that there are a lot of wholesalers that stretch the values of their so called wholesale deals and that it is up to the buyer to do their own due diligence before they buy.

Hmm....this would only be a problem if the owner was trying to keep the tenants from knowing that he/she was selling the property! To further complicate things there is a good chance that the owner does NOT know that your intent is to wholesale the deal once you get it under contract!

So unless you are upfront with the owner and the tenants I would think it would be really difficult to pull off this type of transaction without pissing someone off!

At the end of the day I would go find "lower hanging fruit".

When you put a property under contract you are gaining "equitable interest" to the property. This gives you the right to do certain things (as stated in the contract).

What you need to find is an investor friendly closing agent (attorney or escrow officer) that can walk you through your first deal. "Assigning", or "double closing" are two ways you can flip a contract to a cash buyer, neither of these methods are illegal!

Corey Dutton - Sounds like you are either dealing with a "Soft Money" lender, or the HML is simply pulling credit for the first deal you do with them, but not actually using it for anything except to get a read on you.

I have borrowed millions and millions of dollars from HML's here in AZ and I have had to sign personal guarantee's (which I am fine doing because I "own my market" and know what values are). Even though times have changes since the housing crisis began, HML's can still be a fix-n-flip investors best friend!

I have had decent success with "Inherited Properties List" from USLeadsList.com. They key with any mailing campaign is to have repetition, and get creative. I am sure there are some good ideas of creative direct mail pieces here on BP!

O.K. First you must keep your keywords "Localized" because investing is local! So I would add your State to any keyword phrases you choose to target. For example "Sell Your House Fast Arizona" or "Sell Your House Fast Phoenix, AZ"

Second, I would use Google's free keyword tool (you can find it by Googling "Keyword Tool" and it will be the first result. The the suggestions from Baden Souder and input them into the keyword tool analyzer to see what the Local Monthly Search Volume is. This will give you an indication whether or not anyone in your local area is searching for those terms. If Google shows a (-) that means that not enough search volume is there to even shoe any results!

BOOM that is awesome. One thing I used to do when just staring out is at the end of every day I would do "Plus" "Delta's" . I would get out my notebook, draw a line down the center, and write all the things that I did right that day under the "Plus" category...and all the things I want to improve on under the "Delta" category. By writing it down I barely ever made the same mistakes twice!

**I use "Delta" because I don't want to use a negative work like "Negatives"!!!
