Did both partners sign the purchase agreement?  If so, you could sue them for specific performance and make them close.  Otherwise get a release signed, and get your EM deposit back.  

Otherwise, if both partners didn't sign, you never had an enforceable contract to begin with.

Got it. It sounds eerily familiar to a deal a wholesaler brought to me in April. 14 SFH and 2 vacant lots, all in West Akron. I grew up in West Akron, so I know the neighborhood well.
