@Rick Stein, that's a great option and one we've discussed. We just need to find the right person with a sizeable IRA and willing to work with us!

@Peter Tverdov, most of our properties are leveraged around 50-60% ARV, so unfortunately a HELOC on a single property doesn't gain what I'd like to access. It's starting to look more like a line of credit is what we're going to pursue.

@Brent Coombs, They are all on loans still of various structures. The challenge is that we have a decent amount of equity building that we'd like to unleash on new projects.

Hello BP!

I'm looking for the best way to access capital to get some BRRRRs going. My first thought is to unlock the equity in the current portfolio (~$250k over 10 or so properties) through a portfolio loan, but then I would lose the great rates and terms of the current loans. Is there a better way to gain capital to work with? Is there a line of credit for this kind of situation?

@Brent Coombs I'm all ears on the pros/cons for the portfolio loan approach! We do have great terms on our current loans, and we'd need to weigh the options based on the terms of the loan options. Would you recommend a line of credit instead?

Hi Friends, I’m looking for some recommendations on a lender willing to lend on a bundle of properties. Meaning, instead of doing a (or several) small HELOC on an individual property, do one large one on my portfolio of 15 rentals. My goal is simply to access my own “hard money” in-house. Any referrals? Anyone do this and have tips or caution for me? Thanks!

Hey David, I have built a wing of my real estate team (Red Sign Team) for "bird dogs".  I currently have 3 people on the phones prospecting for deals and am looking to hire more.  The catch is that you MUST be licensed in the state of Utah to do this.  Our office is in the Keller Williams Realty on 800 N in Orem.  Message me if you're interested.  Thanks!
