more or less, someone who finds a property and motivated seller, then defers the deal to another investor to close. Then the buying investor would pay you a fee.

So I had some time on Tuesday this week to look for properties. I found a good 25 properties in about an hour and a half all in the same small area of town. 

So I put an ad on craigslist and I got a few emails but no sale yet. Although I did find someone who may want to hire me to drive for dollars for them.

Should I blast an email out to my buyers list? 65 local, 190 nationwide. I guess it wouldn't hurt!

Matthew, that is kinda what I am getting at. So many rely on lists blindly populated from an internet source, but most wont just go get in a car and look for deals themselves. So, that's what I'll do for them. I know most true pros do that and may not see this service as valuable to them.

yea, I guess bird dog may not be the correct term... but I guess you get what I am saying. I was thinking of a low dollar amount just cause, exactly what you said, there is no credibility to my leads (yet!). And yes, I was also considering a fee for closing a lead as well.

In between my day job and keeping busy while bored, I stumble accross houses that would be great investment candidates. Essentially, I am finding "driving for dollars" leads. I'm not yet committing full time to wholesaling for myself, so, I'd like to see if there is a market out there to sell the leads I find...

Example would be I am in an area of town for work and I take a stroll through a neighborhood and find 5 houses. I can get the addresses, take a photo, and get the mailing address from the tax records, etc. Can I sell this package of 5 addresses? 

Then what would be a good price per lead? Then I can guage if my time is worth it to put together larger lists, more detailed, etc...

Hope this makes sense. And I know this would be a very localized project, not for everyone.

 I was a manager for an oilfield services company. It worked out ok, cause I was considering leaving anyway to pursue a better position elsewhere.

Hello everyone

I was recently laid off from my job and have always been interested in real estate investing. I am actually looking for a new job, but in the meantime, looking into this more and more. I've got money, I've got time, and I've got basic knowledge. What I'd like to do is maybe be a fly on the wall to someone else somewhat new as they go through the a flip or wholesale some deals.
