Andrew Johnson that's a great point about. The tough conversation. I see deals go for far below market all the time, thats one reason for skepticism toward her views. Although, they may be cash purchases and I can't compete with that quite yet. Thank you for your advise.

Andrew Johnson sorry, I missed one. As far as putting together offers. She will call me give me offers on homes that really kind of turn key. I think they would be great rentals, it's just that she's always suggesting that I offer market value.

Andrew Johnson thanks for the reply. She has shown me A Lot of properties. Maybe around 50 or 100 and she's always very responsive. It's just that her responses are form a much different point of view than mine. I seem to be alway be thinking "what if and maybe", and she's thinking "probably not". I find myself wondering who's point of view makes the most sense. But again, I'm still learning and she's been selling homes for 20 years in the same area, so I want to listen.

About two months ago my Real Estate Broker offered me a condo before it was put on the market. I declined the offer because the price was too close to market value. I'm looking for buy and hold properties and i want to be able to cash out REFI once we close in order to get our capital back to re-invest.  I waited for a couple of months and watched the condo to see if was going to sell at the asking price. I figured, weather the condo sold or not, it would be a lesson learned. Well, the condo didn't sell so i wrote my broker this morning and asked her to put in an offer for me that was 15k less than the sellers asking price. My broker called me and explained that she wouldn't do the paperwork on the offer because it wasn't likely that the seller would agree. She said she would call and verbally ask the seller and see what happens. She went on to explain that in this market, at this current time, it isn't likely that I will find a seller that will take less than market value. I imagine that for her it seems like needless paperwork and that she may be wasting time by filling it out, but for me it seems like a missed opportunity if we are not putting our best foot forward to find and close deals.

Now, given the information above, i have a couple of questions. 

#1: Should i move on to another broker?

#2: Is my broker right in explaining that she wouldn't do paperwork?

#3: Should i look to invest outside of my area? if so, please give advice as to where/how

Thank you all for the advice. I realize that i should keep digging and I will continue to do so while creating my own path. @Gary Harris of course i would love to see real work and real outcomes from experienced investors. I'm a huge fan using proven models. Good or bad, the lesson is in the outcome. I'm just at a point were I'm wondering if i should jump in alone, or should i wait for experienced guidance. I want to say that i should jump. I know i have to pay my dues, I'm just torn on the method in which i should do so. Thanks again for the advice.

Hi BP! I just want share an experience i had with my Real Estate broker today. I was told that to look for an investor that would mentor me during my initial plunge into the market is an unrealistic expectation. According to her, investment strategies, and working models are a close kept secret that any experienced investor would not share. Her reason is simple and understandable. "Why teach the competition the best way to compete with me". I explained to her that if she could connect me with one of her local experienced investors, my offer is give them 100% of the profit made off my first flip. In return, I only ask that they ride in the passenger seat and help me not to make any wrong turns. She gave me honest answer and said that in her circle those people do not exist. Now, I really respect her opinion and look to her for advice. But, if this is her circle, then i really do not want to join it anyway. 

I'm looking for thoughts and any advice that fellow BP members may have.

Hello to all and thank you for taking time to read my post. I'll get right to it! My wife and I have planned and saved for quiet a while now to begin our real estate investment journey. Over the years I've read books, listened to podcasts, read articles, studied investment strategies, studied investment strategies and studied investment strategies. Our initial goal is to BRRRR until we reach around $10k of monthly cash flow. I have looked far and wide across reaches of the web for calculators to to help me predict specific timelines, depending on my investment strategy. ( be it aggressive, conservative or somewhere in between) I found a few, but nothing to my liking, so I made my own. At this point I feel like a ten year goal is a very conservative timeline. Now, if say that I've also created an approach that could reach 10k a month in two years, does that sound crazy? I would love to share my plans and ideas with anyone who feels they can offer feedback and advice. I'm also looking to network if anyone is interested!! Thank you for your time!
