Thank you all for your input, It's been a great help and i have spoken with my broker today, and we looked at a few more houses. It's clear to me that she is giving me sound advice. I agree that it's not likely that I'll find the deal i am looking for on the MLS, so i'm looking at other options.

Hi BP! By this winter i will be retired from the military! I plan on going to school full time once i transition and I would very much appreciate the advice of people here on BP about what route to take as far as degree plans that best suit the profession of Real Estate investment. I want to be a part of every aspect of REI eventually, but my focus has, and i believe always will be buy and hold. I've listened to about half of the episodes of the BP podcast "I will finish all of them", and i hear a common theme of Real Estate Brokers, Agents, CPA's, etc. I'm just wondering if anyone has looked back and said "I would have loved to have been more educated on (fill in the blank) during the early days of my journey. By the way, school is paid for, for a four year degree, and I will get housing allowance for whatever area i choose to attend. In case you might be thinking i'm putting myself in debt. Any advice and experience would be greatly appreciated.

Thank you both for your input. To be honest i'm blown away by the wealth of information provided by people like yourselves through this site. Every time i walk away from my computer thinking "now i know something" after spending hours looking at properties and analyzing deals, i ask one question to biggerpockets and i'm humbled by the amount of knowledge you all are so willing to share. Thank you.

@Ian R. The tale of the tape is indeed self explanatory. As of this morning i am making adjustments based on the information and guidance I've received. Looking at post after post of people reminding me of the numbers is a little embarrassing, but it has given me a new perspective. Thanks.

@Dan D. She is, but i'm not sure what her goals are exactly. She has just explained to me that she will flip houses when she finds good deals. I'm going to start looking for brokers that i can relate to as far as my goals.  She sold me my first house, so i feel some sort of obligation to include her. I know that's bad, but i'm working on it.

@Michaela G. Thanks for your advice, i agree that we both must be having the same feeling of frustration. I'm going to start looking for like minded agents.

Patti Robertson thanks for the advise, I understand that it could be a lot of houses, but only one of them actually meet my criteria. I've learned to just tell her thanks and not look at the properties but in the beginning I had trouble saying no. So, I looked at lots of houses just to try and understand the market

Adam Adams can you provide me with recourses you use to have such a great deal of knowledge about the market in so many places? Forgive me if this question is rude or overstepping, I'm new to this and every time I see someone like yourself spilling so much information I wonder where the knowledge comes from. I thought it's time I ask. Thanks.

Russell Brazil thanks for clearing up the information. If she is write, which could absolutely be the case, then I will have to find another way to compete in this market, wait until I have enough capital to pay cash for a property, or move to another market. I will start looking at all my options and create another plan of attack. I have to say thanks to you and BiggerPockets for being such a great source of information. I'm truly grateful and I look forward to the day that I am able to give back.
