Hey BP! 

I got rejected from my credit union because I said that I was using my HELOC for investments. Should I just say home improvements or what? Were is the best place to get a 90%LTV loan thats interest only? We have great credit and income...

@Paul Vail Did you ever find a good business plan template? My wife is asking for a it and she's way more intense than a banker...

Wesley 2.99% for the 30year and 2.5 for the 7/1 Arm. 

Hey Good People! The lowest rate I can get is with a 7/1 Arm on a Refi. Being that this home is a business, is it best to go with the lowest APR? The difference is pretty big for the next 7 years... Chances are high that I'll refi this property again. Thoughts?

Hey Tim, I called the agent that I bought my first house from and he isn't an investor and didn't know what to do. I reached out to another agent on here and got a lets schedule time, which is fine but I may lose the deal. 

Hello Good People! One of my neighbors could sell me his house and I know its a complete remodel. Should I have a contractor walk it first before I make an offer? Do I ask for an inspection contingency in the purchase agreement? Does Washington State have a standard purchase agreement? (I'm in Tacoma) I don't know the next step besides the actual numbers. I would appreciate some wisdom.
