Post: erentpayment.com late deposits?

My tenant paid on 10-5 and erentpayment is showing it was deposited into my account on 10/13, but my bank is not showing it yet. I will check it in the morning and if it's not there reach out to erentpayment.  

Sorry I don't have any contacts in CA. Maybe if we keep posting it will trend and get some attention. I wish you and your friends the best.

Awesome Book!! It is really geared toward starting out with a good foundation. I gave it to both of my college kids to read. I would highly recommend it to anyone as you can get some good info no matter where you are in your journey.

I made this mistake.. once. Looked good on paper but couldn't keep tenants through a 1 yr lease.  I had a hard time collecting rent and the turnover was pretty much paint, carpet and cleaning every time.  Not worth the hassle to me so I sold it to someone else. Stick to your plans.. a deal will come along.

Hello - Welcome to BP. I am in the middle of a construction loan with First Oklahoma Bank / Mortgage. It was a smooth process and I am in the remodel phase. They have the mortgage side and the bank / construction side. My contact is Bridgett Gale.  

For inspections I have used a company called "A Closer Look". A friend of mine has used them several times and so far so good.

@Ashley Bartlett I use eRentpayment and eat the $3.00 fee. Works well and I am very happy with it.

I use eRentPayment.com. It was easy to set up from the owners side and the tenant said it's easy on their end as well. I eat the cost of $3.00 per payment but you can set it up to charge the tenant or each of you pay 1/2. 

I use excel for accounting but I only have two rentals. Hope this helps.

Hi Jeremy - I would agree with your friend and get good in one area at first.  Then, if your inclined to, you can start focusing on a different area.  You might pick up the book from Gary Keller and Jay Papsan titled "The One Thing". It has really helped me to focus and get strategic in my investing.

I agree.. The wholesalers I talked to don't have a clue about the ARV of the area they are trying to sell in. I like to give them the benefit of the doubt, that they are not lying but just don't know the area very well.

I am currently in a lease and getting ready to break it. The early termination fee is I keep paying the rent, utilities and mow the grass until it's re-rented plus one months rent which is what it cost the owner to place a new tenant. (the same as the security deposit).  I think that is fair and I am willing to do it. I am going to add this to my leases in the future. It's actually a good deal for the owner in may case... I will be 7 months into the lease and I am paying for him to place someone else for another year.
