I grew up there and have two rental properties in Berryhill school district. That area on your map is not to bad, W 26th and S 65 w ave. It's one of the older areas but with in walking distance to school. I can give you ARV's and rental info for anywhere around there. If you decide not to buy let me know as I maybe interested.

I just completed one with Pen Fed for 80% LTV. It was a very smooth process.

@Nick Kimmel from what I gather it’s not going to be illegal, just illegal to make. So the price will be high, that is until everyone runs out of stock.

@Michael Winders the book by Jscott on estimating rehab is good. I would call a couple contractors and have them give you a detailed estimate for repairs. Even if you have to give them $100.00 for the estimate it’s money well spent for piece of mind.

You can send them a pay or quit notice. It's a notice to a non-paying tenant to pay the rent by a certain date or "quit" the property. You might google pay or quit and your state. If they do not pay then you can start the eviction process.

Did they assume that you were giving them this 1/2 off? or did they know full rent was still due?

@Mike Muniz I have not dealt with a HML so I am not sure of their process.

Need to find an agent and financing before making an offer. A lot of times a good agent can recommend a lender but you will need proof of funds, for a cash offer, or a letter stating you qualify for a loan before submitting an offer.
