If I’m trying to buy an investment property using the buy and hold strategy & rent it out, how can I fund the rehab if i only have enough for the Down Payment?

One of my past post explained that I want to go to Atlanta to start my investment process. I was going to live with my grandmother at first so I would have time to figure out the market before I actually buy a home. My grandmother has been telling me Real Estate in Atlanta is very tough and I recently watched a video saying Atlanta is in the sellers market right now with only 3 and a half months of supply so it would be VERY competitive.

I only suggested Atlanta because it’s cheaper than New York (i’m currently living), and I have family down there so i won’t be all alone. I’m guessing i’m investing in Atlanta out of fear of being by myself with no family and friends in a whole nother state, instead of investing where it actually makes sense. For example, Florida, Ohio, Texas, Colorado etc.

What are your thoughts and what do you guys suggest I do? I plan to make a move in September .. October the LATEST.

When buying rental property, do you have to have a property manager in each state you have rental property? Or is it a “one company takes care of all” type of thing?

@Kiera Underwood Hey! Yeah I do plan on house hacking for my first property, I plan to buy a duplex (with equity) in which I can live in one unit and rent out the next. To accelerate my investments I would do a HELOC to buy 1 or 2 more investment properties. If my first property doesn't cash flow so well, I would preform a 1031 exchange.

@Brenden Mitchum I try to use it just to see where houses are mostly up for sale and where they are mostly being sold. Georgia is a big place and I don’t want to invest in a desserted area lol. Am I going about this the wrong way? Is there a way where I can do better research?

@Brenden Mitchum What's up! I do not have much knowledge of the Atlanta market, but I do use Zillow as a tool to figure out hot spots by filtering it as "sold" instead of "for sale". I look for the dots that are all clustered together instead of far apart, which means many houses there are being sold often in that area. The "for sale" areas almost always so happen to be in the same spots. Locations such as Duluth, Decatur, and Center Hill.
