Good morning am new to BiggerPockets. Currently am working up to 60 hours per week on my W2 job. My goal is to do BRRR method and also wholesale. Currently am looking for properties in Florida and Texas! I was focusing on probates but after 6 months did not had much luck. Currently am researching which group I should market to: Pre-foreclosures, tired landlords, etc (looking for some input). What do you recommend for a newbie like me.

Marketing tools am using: VA, SMS and yellow letter.

Looking forward to connecting with all of you and in the future mentor a newbie.

Congrats Jacob, I wish you were able to share pictures of before and after.    Am very impressed with the fact you did pretty much everything except the roof.   

Congrats Ryan, Just like everyone indicated. Focus on getting a job and save as much money as you can, start working on establishing your credit. Make sure you pay your bills including your credit card on time and try to keep your credit under 40% usage. Also read "Rich Dad Poor Dad" and the "BRRR by David Greene" also listen to the Rookie Podcast.
