Hello!

I'm like @Craig De Borba, don't know about Phill Grove or his company, but a few years ago I went to a "seminar" from Than Merrill and it was the same thing... Free class, then 3 day seminar that costs $1500 but because you are attending the free class and if you pay in the next 30 min it will cost you only $300 with a free guest, and at the 3 day seminar when everyone is super pumped they sell the course for $40k.

I was exactly like @Andrea Kendall, I didn't have the money to invest in the course and today I'm so grateful I didn't do it because now I know that is the way they got rich, LOL!

Here we can find tons of good info and connect to a lot of people that are in the same page. 

My goal is to join a group, learn and start doing business

I'm working with a realtor and actually it wasn't what I asked her to look for but she offered to me because the opportunity, and I took it! 

It's a 1256 sqft 2/2 in a very nice area, the lady who lived there passed away and it was a probate so it took some time but it just 15 days more than I was expected.

I went to some lenders and they agreed about the "difficult" to lend me money, I have some investings so I decided to buy cash, the renovations are funded cash as well, I got a line of credit so that I'll use it to growth my credit score.

Any recommendations? I'm so new at this and to all the advantages this country can give  us  that although I'm hearing the podcasts, reading RE books or attending the webinars, I think I don't know anything.

Hi everyone!

I'm excited, finally I closed my first deal! 

It's an apartment in a 6 unit condo in Dallas TX, I'm thinking of a buy and hold but we  want to live there for a year or so and then rent it so I can keep investing in other properties, the thing is today I don't have enough credit history (W2, tax returns, etc) so is very difficult to go and ask for a mortgage (I bought it cash).

Now the fun part begins, it needs a LOT of TLC because it was built in the 1959 and I want to remodel both bathrooms (ugly pink tile and very small shower), kitchen (open space, new cabinets, appliances and floor).  New carpet and paint  plus all the electrical and plumbing "up to code" stuff so hopefully it get done by the end of march. 

Do you think this can be possible?

That's good to know @Bill Exeter, now I know what's the name of the thing we where thinking about (1031 Exchange (tax-deferred exchange)).

Thank you so much @Dave Foster for the non-citizen info and you are right she's not so we have to check it with an attorney or a CPA.
