I have used ezLandlord in the past and believe it will let you go through all the parts and give you some ideas without paying. However, I would suggest you find a lawyer to build it for you. I now use property management and think that is another plus when starting out to learn a much as you can from them.
We are currently in a sellers market in my area. Homes are selling with only a few days on the market and prices are high. My thought is the rise in interest rates will slow the market down. How much, I don't know. But, would like to see it turn in the investors favor. What do you believe will happen in your area?

Post: When to Retreat for Termites

I have a couple rentals, roughly 10 years old that have not had any kind of re-treatment for termites since they were built.    At what point should I look at preventative treatment again?  Any other suggestions you have are appreciated.

Some additional details:  

Both homes are on slab foundation.

I will be contacting exterminators in the near future, but want to know what I may or may not need upfront, so I don't get taken for a bunch of unneeded services or extra cost.  

From what I understand treatments used in older homes last decades, but the sprays used in new homes only last about 7 years.  Again, this may all be incorrect, but is what I have heard from a couple sources now.

I have been getting them off Amazon.  If you have Prime, they are hard to beat on the prices.
