@Ferry Vendy deals in Atlanta are not easy, but also not impossible. I have taken a more hands on approach to create deals an it has paid off tremendously. I would love to connect and explain in more detail.

@Denise Frazier questions:

1. since you have cleaned up the property, how much would it rent for?

2. Is a structural engineer even necessary or can you update with out it?

3. If you paid $65k and it’s worth $129k can you Brrr now if you get a tenant in?

@Shant Ohan turn key properties are a great option depending on your area and considering you get a good deal on the property. Why?

Turnkey properties come completely renovated. My second house was turnkey. Instead of putting thousands down for a property, then waiting 3-6 months for renovations to be completed before you make profit, i was able to start collecting revenue within a week of purchasing the property. Also, the area which i bought in was on the way up. My house was one of the first renovated, and within a year, the value has gon up around $30,000. In addition, we profit $900 each month. With turn key, if you have a good system in place, everyone wins. Flippers get the quick cash they were looking for, and you get a fully renovated property. Just make sure you pay attention during the inspection. Some house flippers will cut corners to save money.

@Kari D. First congratulations on making the jump. It sounds like you and your husband have done well for yourself. 1 thing i would look into is using your Heloc as a debt weapon. A Heloc can be much more effective than cash out refi because they are revolving so you can use the funds and as you pay them back the funds are still available for you as you may already know. You tube Heloc debt weapon. Use it as your bank account and you will pay the balance down much more quickly by manipulating the interest using your cash flow.

I was going to post but @Joseph Firmin summed it up very well. I am in the process of getting a Heloc and i am specifically using it as a debt weapon which is the process he mentioned above.

@Karl B. North of Atlanta has everything you need. Cheap houses, lake Lanier, Kennesaw Mountain and Stone Mountain plus tons of other trails and bike routes. Fishing and everything you love about Lake Erie with a much better climate. PS, I’m from Ohio so i am familiar with Lake Erie. I purchased a 4,9000 square foot house for $215k so I’m sure it’s Way more affordable than LA. If you like the city life you can choose to indulge, other wise you will never no it exists. Georgia is funny like that. Let me know if you need any more specific suggestions.
