I have a property in Iowa City and the new assessed value is too high.

It's a 12 unit old building.

Does anybody know how to challenge it ?    Or hire somebody to challenge it ?

The property manager doesn't want to implement RUBS.     I might just charge a fee for heating,  perhaps every month to make it smaller than just in winter months.

Do I bill them separately from rent each month ?

What is the best way to tell them when they sign a lease ?

Heating bills have been rising a lot,  I would like to bill tenants for heat going forward.


Has anybody billed tenants for heat when using a central boiler run on natural gas that heats all apartments ?

Let's say 12 apartments, 1 hot water system providing heat for the common areas and each individual apartment.

Thank you for the replies !! So the cost is about $300.

Why would I want to do this?    As a remote landlord, it might give me a good grip on property condition, rather than just a few images.     I won't be able to do it myself.

Would you just take some pictures and 3D is overkill ?

Does anybody have a service that does 3D House Rendering videos ?

Nothing really fancy, but for a rental.   And a record of the house condition.

Would somebody be able to do one for a fee in the Warwick, RI area ?

Rhode Island is TENANT friendly.   I know by experience.

And the judge may not like your custom lease and ignore it.

Your attorney should have the 10 day late payment letter template ready for you to use.   You will need to make sure you send it maybe on the 11th day as some Rhode Island judges are not friendly to landlords.    An eviction is not the end of the world, but will help you do better tenant selection. Do you have an income requirement (such as wages of 3 times rent) and a minimum credit score needed (such as 700) ?     Look at criminal checks and avoid those with many small things like driving without a license and not paying their car registration.
