Managing Own Properties: You can manage properties you own without a real estate license. You must still comply with New Jersey's landlord-tenant laws and regulations.

Managing Properties for Others: If you plan to manage properties that belong to other people, you need to be a licensed real estate broker or work under a licensed broker. This ensures that you adhere to legal and professional standards in property management.

Hi Shane, 

We currently manage about 500 doors in the Milwaukee area and use Appfolio. It is user friendly and the reason we love using it is that you can do all management from an app on your phone if needed. It is affordable and user friendly. I would recommend trying it out!

Love to hear that you are investing in real estate! We currently manage in the Milwaukee area and work with many out-of-state investors on the coasts. People love investing in the Milwaukee market because residents in Milwaukee tend to rent the majority of their lives. It is a great place to buy and hold with long-term tenants. I highly recommend checking reviews for companies before picking a property manager. Additionally, as you are scoping out different companies be sure to ask if they work with out-of-state investors. Goodluck with everything!

This sounds like a great first investment. I always suggest buying and holding as the best choice for real estate investing. Your last point is absolutely correct when you say "Building the right team teaches you more than a book will ever give you". Sounds like you have a great mindset and plan moving forward. Are you currently self-managing?

As Min Zhang suggested, making sure you have a reliable property management company is key and can ensure you aren't dedicating any extra time to taking care of this asset when you already have a job with demanding hours. Hello! My name is Clare Picher and I recently started as a Business Development Manager at Welcome Home Milwaukee. I grew up in the Milwaukee area, went away for school to The University of Iowa (Go Hawks), and now I am back and thrilled to be working in property management and helping people reach their real investment goals. I have about a year of property management experience in the Iowa City market through an internship. Looking for connections in the area related to all things real estate and property management. As a new college graduate and newer to this market am I wondering what everyone's opinions are on what makes a good property management company and how you can stand out?
